Agreement to these terms

These Terms of Service govern your access to and use of the Janus Property Group website and the contact tools available through it (“Janus Property Group,” “we,” “us,” or “our”). By using the website, you agree to these terms. If you do not agree, please do not use the website.

Informational purpose

This website provides general information about Janus Property Group and the possibility of a direct, as-is property purchase. It is not legal, tax, financial, appraisal, or housing-counseling advice. Information on this website is not a substitute for advice from a qualified professional who understands your circumstances, and it may not apply to every person or property.

We are an investor, not your agent

Janus Property Group acts as a real estate investor, developer, and potential buyer. We are not acting as your listing agent, broker, or fiduciary. Using this website, calling us, or sending an inquiry does not create an agency, attorney-client, adviser-client, or fiduciary relationship. It does not obligate you to sell a property or obligate us to purchase one.

Offers and no guaranteed outcome

No price, closing date, or other outcome is guaranteed. A direct as-is offer typically exchanges some potential sale price for reduced preparation, repair, and marketing effort, and it may be lower than a renovated retail listing would achieve. Requesting an offer never commits you to a sale.

Time-sensitive situations

Foreclosure, probate, tax, code-enforcement, and court matters may involve strict deadlines. Do not delay seeking qualified legal, financial, or housing-counseling advice because of information on this website or while waiting for a response from us.

The offer form and communications

When you submit an inquiry, you represent that the information you provide is accurate to the best of your knowledge and that you are authorized to provide it, including authority to discuss or sell the property. You authorize us to respond using the contact information and communication choices you provide. Submitting the form does not require you to sell a property or enter into any agreement.

The website’s offer form is hosted by Goliath Data, an independent service provider. Your use of that form may also be subject to the provider’s applicable terms and privacy practices.

Text messaging

The offer form presents separate, optional checkboxes for transactional or informational text messages and for promotional or marketing text messages. We send text messages only to the extent you opt in. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time or HELP for help. Consent to receive text messages is not a condition of selling a property or receiving an offer.

Any transaction requires a separate agreement

Website descriptions, conversations, and preliminary estimates are not binding offers or contracts. If you and Janus Property Group decide to pursue a transaction, the final written agreement signed by the applicable parties will control. You should review any agreement carefully and seek independent advice if you have questions, because a signed contract can create legal obligations.

Third-party professionals and links

We may provide contact information for independent professionals or link to third-party resources. Those parties are responsible for their own services, advice, privacy practices, and terms. A referral does not guarantee availability, suitability, or any particular result.

Acceptable website use

Severability and waiver

If any provision of these terms is found unenforceable, the remaining provisions will remain in effect. A failure to enforce a provision is not a waiver of the right to enforce it later.
